We are seeking a hands-on, skilled, motivated, and forward-thinking leader to join our team as the Facilities Maintenance Supervisor. This individual will be someone who not only excels at executing day-to-day maintenance operations and leading technicians and vendors in the field, but who holds customer experience as a core value, brings a relentless eye for detail, and has the drive to apply creative, technology-forward solutions to complex Facilities challenges across Apple's SCV region.
Description
The Facilities Maintenance Supervisor leads maintenance operations, technicians, vendors, and maintenance budgets across an assigned facility portfolio, ensuring reliable building performance, timely preventive and corrective maintenance, strong vendor accountability, and effective use of maintenance resources.
Responsibilities Include:

Deliver an exceptional customer experience across all facilities touchpoints, treating every employee, guest, and partner interaction as an opportunity to reflect the highest standards of Apple quality and service.
Maintain a relentless attention to detail in all areas of responsibility, from the physical condition and presentation of facilities to the quality of work order execution, vendor performance, and team communications, continuously identifying and closing gaps before they impact the customer experience.
Maintenance Operations
Lead daily maintenance operations to ensure building systems run reliably.
Oversee preventive and corrective maintenance, prioritizing tasks by urgency and operational impact.
Identify recurring issues and implement lasting solutions to improve overall reliability.
Work Order & Service Management
Manage the full lifecycle of maintenance work orders from assignment to closeout.
Ensure timely updates, clear documentation, and prompt resolution from both technicians and vendors.
Automate routine reporting and ticket triage to help the team focus on higher-value operational tasks.
Preventive Maintenance
Run preventive maintenance (PM) programs for all building infrastructure and systems.
Ensure scheduled PMs are completed on time and to standard.
Review inspection findings and coordinate with vendors to fix any identified issues.
Vendor & Contractor Management
Manage third-party vendors, setting clear expectations for quality, responsiveness, and scheduling.
Review proposals and estimates to ensure accuracy, necessity, and value.
Negotiate costs and address any vendor performance issues with clear corrective action plans.
Budget Management
Manage operating budgets, purchase orders, and overall vendor spend.
Monitor expenses, validate invoices, and identify cost-saving opportunities.
Forecast future maintenance needs and flag budget risks before they impact operations.
Partner with procurement and finance to ensure accurate budget allocation.
Capital Projects
Support the planning and execution of facilities capital projects.
Review project scopes and schedules to ensure maintenance requirements are met.
Transition completed projects into the maintenance program with all necessary documentation and warranties.
Safety, Compliance & Risk Management
Promote a strong safety culture, ensuring all work complies with company and regulatory standards.
Ensure all personnel and contractors follow site-specific safety and security protocols.
Identify and escalate facility risks, creating mitigation plans for critical issues.
Technician Management
Direct daily schedules, priorities, and workload for maintenance technicians.
Set clear expectations for productivity, safety, and quality of work.
Coach the team, identify training opportunities, and manage on-call coverage.
Champion the use of AI and emerging technologies to modernize workflows and boost predictive maintenance capabilities.
Champion the adoption of AI tools and emerging technologies among the technician team to modernize maintenance workflows and improve predictive maintenance capabilities.
Minimum Qualifications
4+ years of experience in facilities management, building operations, maintenance, engineering, construction, or a related field.
High school diploma or equivalent with technical training or schooling.
Demonstrated experience leading maintenance teams and/or contractors.
Strong understanding of commercial building systems and facility infrastructure.
Experience managing preventive and corrective maintenance programs.
Experience with work-order or computerized maintenance management systems (CMMS).
Experience managing vendors, service contracts, proposals, and scopes of work.
Experience managing budgets, purchase orders, and operational expenditures.
Demonstrated curiosity and comfort with emerging technologies, including AI tools, digital platforms, and data-driven workflows.
Preferred Qualifications
Experience supporting a large, complex, multi-site corporate facilities portfolio.
Experience with maintenance budget forecasting, purchase orders, and vendor financial management.
Strong contractor and technician performance-management experience.
Experience developing maintenance standards, SOPs, and operational processes.
Proficient in Apple tools and systems including Spreadsheets, Box, and CMMS.
Excellent written and verbal communication across all organizational levels.
Process improvement mindset with a proactive, solutions-oriented approach.
Hands-on experience leveraging AI tools, digital dashboards, or automation to improve maintenance efficiency, reporting, or decision making.
A bias for action.
Strong problem-solving, organizational, and analytical skills.
Demonstrated commitment to customer service excellence, with a proven ability to hold teams accountable to the highest standards of responsiveness, quality, and care.
Pay & Benefits — Santa Clara, California, United States
At Apple, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within a role. The base pay range for this role is between $55.75 and $83.60/hr, and your base pay will depend on your skills, qualifications, experience, and location.Apple employees also have the opportunity to become an Apple shareholder through participation in Apple’s discretionary employee stock programs.
