Amazon Robotics is seeking an experienced and strategic Senior Manager, Real Estate and Facilities to lead the real estate strategy, facilities operations, and construction project management for Fulfillment Technologies & Robotics (FTR). This role is responsible for a growing portfolio of 2MM+ square feet across the US and Europe, supporting over 5,000 employees in some of the most dynamic and technically complex environments within Amazon.

The Senior Manager will serve as the single-threaded leader for all real estate and facilities matters across FTR, operating at the intersection of strategy and execution. This leader must be equally comfortable presenting a long-term real estate strategy to VP-level stakeholders as they are making real-time trade-off decisions to reconfigure a lab test floor. The ideal candidate brings a rare combination of strategic vision, operational excellence, and the ability to influence senior leaders across a matrixed organization.

This role operates across three pillars, requiring a versatile real estate generalist who can shift fluidly between strategic and tactical responsibilities:
• Facilities Management
Lead day-to-day facilities operations across 12+ sites spanning multiple site types: large-scale hybrid sites containing office, R&D, and manufacturing operations; dedicated office sites; field lab support sites; and logistics warehouse operations. Each site type requires a distinct engagement and service level model. The most complex sites are FTR's hybrid facilities, where the leader must balance the competing and rapidly evolving needs of product development programs, manufacturing operations, and corporate office functions — all within the same building.
• Real Estate Strategy
Develop and execute FTR's real estate strategy to enable product development, manufacturing, and M&A objectives. This includes identifying and securing new sites, managing portfolio growth as the organization expands into new geographies and partnering closely with Amazon’s central real estate teams on lease negotiations and long-term planning. The leader will manage a dynamic portfolio where space needs are driven by rapidly evolving technology programs, requiring the ability to look around corners and design flexible solutions.
• Construction Project Management
Oversee all construction and renovation projects across the FTR portfolio, from tenant improvements and lab build-outs to major facility expansions. Projects must be executed while employees work in the building, test equipment is running, and manufacturing operations continue — requiring careful coordination, creative problem-solving, and strong vendor management.

Key job responsibilities
Strategic Leadership
• Develop and maintain the long-term real estate strategy for FTR, aligned with organizational growth plans and product development roadmaps
• Serve as the primary real estate and facilities advisor to FTR senior leadership, regularly engaging with L10-level stakeholders
• Make high-judgment trade-off decisions in a dynamic environment where program needs, technology requirements, and manufacturing volumes are constantly shifting
• Identify real estate solutions for M&A acquisitions and new business initiatives

Facilities Operations
• Own end-to-end facilities operations across all FTR-managed sites, ensuring safe, engaging, and effective workplaces
• Manage differentiated service models across site types — from full ownership of hybrid R&D/manufacturing sites to space planning in GREF-managed buildings
• Design and implement spaces that accommodate the unique requirements of hardware development programs, including specialized power, air, network, and flooring needs
• Oversee physical security, transportation, and space planning functions

Real Estate & Construction
• Lead real estate sourcing, lease negotiations (in partnership with central real estate teams), and landlord relationship management
• Manage all construction projects including expansions, renovations, and new site developments
• Negotiate major vendor agreements and manage ongoing vendor relationships
• Coordinate construction execution in occupied, operational buildings with minimal disruption

Stakeholder Management & Team Leadership
• Build and maintain productive partnerships with central Amazon teams, Amazon Robotics Leadership, and leaders of other robotics and AI organizations within Amazon
• Lead a team of real estate, facilities, and construction professionals and oversee outsourced resources performing facilities management and construction management services
• Operate a lean, high-performing organization that delivers bespoke real estate solutions with Frugality and enables accelerated product development

About the team
Fulfillment Technologies & Robotics (FTR) builds the robots, technology, and systems that power Amazon's global fulfillment network.
