The Role
The Airport Lounge Design & Construction team is seeking a Construction (New Builds) Manager to lead the execution of our large-scale airport lounge projects. You will manage innovative hospitality concepts and branded environments while driving approvals, timelines, and budgets for assigned locations. You will be joining a dynamic, highly skilled, and forward-thinking team that you will need to complement and challenge.
This role focuses on the tactical delivery of ground-up new builds and major expansions. Under the guidance of the CM Program Lead, you will ensure seamless delivery from concept through completion, culminating in a structured handover to Operations and the Special Projects team. You will also serve as a primary point of contact between internal cross-functional teams (such as Design & Construction, Operations, Finance, and Guest Experience) for your assigned active construction sites.
The ideal candidate will have extensive experience coordinating with Architects/Engineers, Building Departments & Codes Officials, and General Contractors & Construction Managers. Airport and aviation experience is a plus. The candidate will be responsible for ensuring that the design and experience align to customer experience strategy and priorities.
This position will report directly to the Airport Lounge Construction Program Lead.
Key Responsibilities
- Manage project timelines and CapEx budgets for assigned new-build locations through the Construction Documentation and Construction Administration phases.
- Drive projects to Substantial Completion and Certificate of Occupancy, executing a formal handover process to the Guest Experience and Special Projects teams for Day 2, operations, and facility maintenance.
- Execute project-level compliance with direct procurement models and AIA Guaranteed Maximum Price (GMP) contracts following program leadership direction.
- Track and review change orders, maintain daily budget adherence for assigned projects, and escalate financial true-ups and closeout documentation to the CM Program Lead for final approval and execution.
- Compile project-level data and metrics to support portfolio wide executive reporting and MBRs.
- Monitor and provide oversight of construction management activities including budget tracking, change management, and quality control to identify risks and mitigate and/or escalate as needed; manage complex up and downstream project impacts.
- Lead site-level project delivery within an established governance framework, implementing the program-wide construction standards, standard operating procedures (SOPs), and approval gateways.
A great candidate will have:
- Ability to confidently and clearly communicate project progress/milestones to internal teams and cross-functional stakeholders.
- Solutions driven, with the ability to anticipate problems and proactively present multiple solutions to different audiences and drive consensus across teams.
- Understanding of construction means and methods, cost, and milestones.
- Proficiency in construction drawing, documentation and oversight.
This role will require approximately 40-50% travel.
