Senior Portfolio Manager, Global Operations Enterprise Services - Portfolio Management

Amazon is currently looking to hire an experienced real estate professional to fill the role of Senior Portfolio Manager within the GOES Portfolio Management team and play a critical role in driving portfolio optimization globally. This is an exciting opportunity to join the GOES organization with a mandate to Think Big and unlock value from Amazon’s operations network. The role will drive deep analytical insights to identify emerging opportunities to optimize the Ops portfolio, re-shape traditional real estate analytics, and position Amazon to innovate through proactive portfolio planning and forward-thinking decision-making.

This role will lead All BU MSA Deep Dives, a cross-functional workstream driving holistic reviews of the existing Ops network and future capacity needs in a specific geography. The objective of this workstream is to conduct reviews and gain insights from a series of data sources – topology/network planning demand forecasts, operational performance data, excess space and excess land data, and planned investments – and ultimately identify cost-saving portfolio optimization opportunities. Examples include developing recommendations for co-location and consolidation, internal transfers, leveraging planned site exits, and accelerating idle asset relaunches, as well as revenue generating strategies like subleasing unused space. In partnership with NA Real Estate, this role will help advise on strategy for growing the Amazon network, based on industrial supply conditions, zoning/land use, infrastructure investments, demographic trends, and demand mapping.

This role will directly contribute to the GOES developer mindset vision for portfolio management. The vision focuses on improving utilization, reducing cost, and generating value from the existing network. By prioritizing the existing network for capacity needs, GOES is proactively reducing the need for new POR solves and lowering costs. These efforts expand the margin GOES creates from the existing network, shifting away from the historic view of Ops facilities as cost centers.

The role will involve extensive cross-functional partnership with other Amazon teams, both within GOES, and outside, to build the business case to support optimization decisions and investments. The role will report up through the Director, GOES Portfolio Management, with a dotted line to the Head of Portfolio Strategy. The role will ideally be based in the Nashville, Bellevue, or Arlington corporate offices, although other locations will also be considered. NA travel will be required, also potential for periodic EU travel.

Key job responsibilities
- Develop strong partnerships with NA Real Estate, GOES-Tech and Finance to drive All BU MSA Deep Dives in NA that yield well-developed cost-saving and cost avoidance optimization recommendations and spearhead bringing those recommendations to conclusion.
- Partner with GOES-Tech to analyze and synthesize new data sources for All BU MSA Deep Dives, such as zoning and land use trends, planned infrastructure investments, and available inventory data to look around corners and inform where and how the Ops network should evolve.
- Create and implement revenue generating opportunities from excess operating space and land, partnering with NA Real Estate.
- Support the on-going All BU MSA Deep Dive workstream in EU by advancing recommendations and integrating with Network Planning and EU Real Estate capacity planning analyses and workstreams.
- Expand All BU MSA Deep Dives to ROW, building relationships and scoping the analysis with ROW Real Estate.
- Support the expansion of Leased Site Acquisitions (LSAs) in ROW. LSAs are when Amazon purchases existing leased sites and in the process both deliver significant cost savings and secure key sites in constrained MSAs for long-term operations.
- Support the existing GOES Portfolio Management teams with other Portfolio Strategy initiatives, such as utilizing identified excess space or site exits, to meet annual portfolio optimization cost savings/cost avoidance goals.

Basic Qualifications

- Bachelor's degree in Business, Management, Real Estate, or another related field
- Knowledge of lifecycle of physical assets (property and buildings), including negotiations for the acquisition, closure, and disposition of assets as well as capital improvements to assets.
- 5+ years experience in real estate or similar field
- Experience managing large multi-stakeholder projects with high visibility and time pressure
- Understanding of real estate financial analysis and valuation, including the use of discounted cash flow models.

Preferred Qualifications

- Graduate degree in real estate, business, or urban planning
- +7 years experience in real estate or similar field
- Broad understanding of how to innovate in real estate services to optimize customer satisfaction and productivity
- Understanding of economic and real estate trends, occupier portfolio management, capital markets activity, distressed investment activity, and the real estate development marketplace
- Communication, negotiation and conflict resolution skills
- Ability to work collaboratively and build strong relationships with customers/partners, with the ability to invite input from these groups when determining the optimal solution for the BU customer
- Ability to think strategically and holistically about BU’s unique real estate needs, while considering with the overall existing Operations network
- Ability to understand and value different BU customer needs and provide tailored services where necessary
- Leadership capability and credibility with the ability to be influence at all levels
- Acts decisively, holding others and themselves accountable for tasks, actions and development needs

The base salary range for this position is listed below. Your Amazon package will include sign-on payments and restricted stock units (RSUs). Final compensation will be determined based on factors including experience, qualifications, and location.
